It comfortably takes a 30' boat, and larger boats are often fine — just ask us first (our own 26-footer ties up with no trouble; confirm your length and draft with us before arrival). Kayaks, paddleboards, paddles and life vests are included. It is 5.4 miles by water to the Sebastian Inlet sandbar and out to the Atlantic. Christenson's Landing public boat ramp is 2.3 miles away and a second public ramp is under 2 miles, with driveway parking for your boat trailer. The dock has rod holders and a bench. Dolphins and manatees pass by most mornings. OUTSIDE Gazebo, wood-burning fire pit, charcoal grill, Adirondack chairs, hammocks and a wide open waterfront lawn. Fishing gear is not provided — bring your own rods and tackle. Unobstructed northern view across the lagoon — SpaceX and Kennedy Space Center launches are visible from the dock. INSIDE 1,800 sq ft, open plan with panoramic water views. Full kitchen equipped for real cooking, 5 mini-split A/C units (individual climate control room by room — no central air) plus 6 ceiling fans, fiber WiFi, full-size washer and dryer, Smart TV in every bedroom, streaming included.
