Upper Level:

• Updated kitchen with all the appliances (not 1, but 2 crockpots!) and utensils needed to create and serve a meal for the whole group.
• Deck featuring a private hot tub and backing up to open space directly behind.
• Bedroom #1 features a queen bed, flatscreen TV and ensuite full bathroom with a spacious shower, double vanity and separate toilet closet.
Lower Level:
• Bedroom #2 featuring a queen bed and ensuite bathroom. This bedroom has a sliding glass door that opens to the patio outside.
• Bedroom #3 featuring a queen bed and an ensuite bathroom with a shower/tub combination. This bedroom also has a sliding glass door that connects to the outside patio.
• Private heated 1 car garage with room to park 1 car in front.

Parking capacity: 2 cars - additional or oversized vehicles must check BreckPark for overnight pay parking options in town.
Location:
• One block from Main Street and Main Street Station and plentiful shopping and restaurants
• About 300 yards/5 minute walk to the Quicksilver Lift/ Base of Peak 9*
• About one block from the bottom of 4 O'Clock Run. At the end of the day take 4 O'Clock Run all the way down to the bottom and walk 1 block back to the building or ski to the bottom of Quicksilver Lift and walk 5 minutes back.
• Bus stop located across the street. Bus routes continue to the Breck Connect gondola and the Breckenridge Transfer Station with other bus options to continue to Keystone, Frisco or Copper Mountain.
*Please note that Peak 9 may be closed early and/or late season. Scheduled closing date 4/12/26.

• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
• There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.
• Hot tub towels are provided.

» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time
» Property mountain access details and ski in/ski out (if applicable) designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses. .
» This house is located at an elevation of approximately 9,600ft which is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes.
» There is no air conditioning.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
» The private hot tub requires weekly service so stays longer than 4 nights may have a hot tub contractor stop by.
» Per the HOA, pets are strictly prohibited.
» Weather in the mountains can be unpredictable, and travel disruptions may occur. We strongly recommend purchasing travel insurance, as we are unable to offer refunds for cancellations or interruptions due to circumstances beyond our control.
