Additionally, in the open den area of the living room, there is a convenient queen pull-out Murphy bed, providing extra flexibility for sleeping arrangements.
With 3 well-appointed bathrooms, you’ll find everything you need for a pleasant stay, including a hair dryer, bathtub, and walk-in shower for added convenience. For stays of 30 days or more, complimentary bathroom cleaning is provided every two weeks to ensure your comfort and convenience.

Seasonal Stay Requirements:
- Winter Season (November through May): Minimum stay of 60 days, with bookings required in full monthly increments (e.g January 1–January 31).
- Summer Season (June through October): Minimum stay of 60 days.
House Rules
- Pets: Up to two dogs are allowed, each weighing up to 25 lbs.
- No Smoking: Smoking of any kind is strictly prohibited inside the property.
- Quiet Hours: Quiet hours are from 10 PM to 8 AM to maintain the peaceful environment of the community.
- Parties and Gatherings: No parties or gatherings exceeding 8 people are allowed.
- Outdoor Furniture: Please clean and return all outdoor furniture and equipment after use.
- Damages: Report any damages or maintenance issues immediately so we can address them promptly.
- Stay Requirements: A maximum of 6 registered guests are allowed to stay overnight. Only registered guests are permitted to stay overnight on the property. Violation of this rule will result in the immediate termination of the booking.
- Grill Usage Guidelines:
o The grill is equipped with a gas line timer. Turn the knob to the desired cooking time (1–60 minutes) to allow the gas to flow.
o After cooking, ensure the gas is completely turned off.
o Temperature Rule: Do not preheat the grill to more than 400°F (204°C) to avoid damage.
o Please clean the grill after each use. A $50 cleaning fee will be charged if the grill is not cleaned.
o Cooking Tips: Avoid cooking high-fat or greasy foods to prevent excessive flare-ups on the briquette system, which may damage the grill or create safety concerns.
Utilities:
Monthly budgets for utilities include $450 for electricity, $400 for gas, and $350 for water. Guests are responsible for any usage exceeding these amounts. Please note that the grass irrigation system is not metered for this property and draws water from the community's retention pond system, so it does not impact the water budget.
Additional Information:
- Bathrooms cleaning is included every two weeks.
- This property is subject to HOA approval, and a $100 HOA transfer fee (Administrative Fee) applies.
- The booking must be made at least 15 days prior to the guest's arrival, and a signed lease is required in accordance with HOA guidelines.
Taxes & Payment:
- Short-term stays of 6 months or less will incur an additional 13% tax.
- All funds for such stays must be paid upfront.
- Smoking is prohibited inside the house and in the lanai. Smoking is allowed outside only. A $500 cleaning fee will be applied if smoking occurs inside the house, in the lanai, or if there is a detectable smoke smell

Please note that golfing at the Esplanade at Azario is available on a pay-to-play basis and is subject to availability.
