Wake up in a house, not a hotel room. Coffee on the patio while Fountain Creek runs past, kids still asleep behind their own door, downtown Manitou a 5-minute walk when you're ready. The Garden House sleeps 8 the comfortable way: a king for you, two queens and a trundle for the crew, 1.5 baths so the morning never stalls, a real kitchen, your own washer and dryer. Park once, walk everywhere, grill as the light leaves the mountains. A whole Manitou weekend with a front door of your own.
The Space:
The Garden House is the standalone home on our property: a renovated 2-bedroom, 1.5-bath house at the quiet end of Manitou Avenue, with Fountain Creek running through the grounds and downtown a short walk down the street.
Inside, it's a single-level home with no stairs anywhere. The living room has a comfortable sectional and a 4K smart TV with the streaming apps. The kitchen is the real thing: dishwasher, stove and oven, microwave, toaster, hot water kettle, cooking basics, dishes and silverware, wine glasses, and a Keurig, with counter space to actually cook. A dining table seats four, and a sliding glass door off the kitchen opens to the patio: outdoor furniture, an outdoor dining area, and a BBQ grill, with the creek moving past the property.
The king bedroom anchors one end of the house; the second bedroom sleeps the rest of the crew with two queen beds and a full-size trundle, and a pack 'n play is always on site for the littlest traveler. One and a half baths keep the morning moving for a full house. A laundry closet holds a washer and dryer, there's a dedicated workspace with WiFi verified at 87 Mbps, and the house sleeps up to 8.
The house is professionally cleaned and staged between stays, with all linens commercially laundered. Mid-stay cleaning is available for longer visits, and stays of 28 nights and up are welcome; several of our guests return to this house again and again, some on a standing rotation for work.
Families book it for the second bathroom and the yard-and-patio evenings. Long-stay guests book it for the kitchen and the laundry. Everyone books it for the same reason the inn exists: the mountains in the morning, the town at night, and free parking in between.
Guest Access:
You have the entire house to yourselves: both bedrooms, both baths, the full kitchen, the laundry closet, and the private patio off the kitchen.
Entry is by keypad on the front door; your code is unique to your stay, arrives with your check-in details, and works at any hour. When you need anything, a real person answers messages fast.
Parking for up to 4 vehicles sits on the north and east sides of the house.
For context: a small inn shares the back of the property. Its guests park in the shared lot and check in directly at their own rooms, and clear signage points them there. Your house, your patio, and your parking are yours alone.
The Neighborhood:
Manitou Springs is a small mountain town that still feels like one: a walkable main street of cafes, galleries, breweries, and patios, with free mineral springs scattered through downtown for anyone carrying a cup. The inn sits at the quiet end of Manitou Avenue, far enough from the center that nights stay calm, close enough that dinner is a few minutes' walk along the creek. Evenings here are simple: stroll in for green chile and a local beer, taste a spring or two on the way back, and let the town empty out behind you.
Days reach far without much driving. The Manitou Incline and Barr Trail, the two big climbs toward Pikes Peak, start about 5 minutes away by car, and the Cog Railway leaves from the same side of town for the summit. Garden of the Gods is about 6 minutes, Cave of the Winds about 5, and the historic Cliff Dwellings about 4. Morning on a mountain, evening on the avenue, and the car barely has to work for any of it.
Getting Around:
Getting here is easy and getting around is easier. Parking is free at the property, and from your door, downtown Manitou is about a 5-minute walk along the avenue.
For the big days: the Manitou Incline, Barr Trail, and the Cog Railway are about 5 minutes away by car, the historic Cliff Dwellings about 4, Cave of the Winds about 5, and Garden of the Gods about 6.
Two local tips worth knowing. The Incline requires a free timed reservation, and slots open weeks in advance, so book your climb before your trip. And Manitou runs a free shuttle (Route 33) along Manitou Avenue daily, year-round, linking downtown with the Incline, Barr Trail, and the Cog Railway; parking near the trailheads is limited and paid, so the shuttle is the move on busy mornings.
