You will be steps away from where you can rent a boat or jet ski & book a boat tour or fly fishing. If hiking, biking, horseback riding, paddle boarding & climbing are on your wish list, we have that too. Out front, you can jump onto the inlet bay trail which leads you to many trails throughout Horsetooth Mountain Open Space and around the lake.

Loud voices, loud music and noise is not permitted - Please respect our neighbors : )
Guests are responsible for anyone on the property during the duration of your stay.
PETS ARE ALLOWED but subject to approval by owner for $50 per night paid directly to owner. No pets on the furniture please.
Please indicate if you are planning to bring a boat, trailer or jet skis so we can give you more information about a complimentary pass for the reservoir for your stay.
Absolutely no smoking inside the house and no smoking on the deck with the windows open. Please ensure any cigarette butts are cleaned up.
PARTIES & Celebrations are NOT ALLOWED UNLESS you have PRIOR AGREEMENT WITH THE OWNERS and additional charge.
Please be aware that by accepting a booking and by renting this house you accept without reservation the all the terms and specifically those in bold towards the bottom.
MOST Importantly:
This house is NOT to be used by people LOOKING FOR A PARTY HOUSE
If excessive wear and tear is found on property, or additional cleaning is necessary due to spills, trash left on site, unclean dishes, stains to furniture, linens, paint, or flooring, Guest authorizes the Owner to bill them for additional fees.
If at any time the Owner receives information about excessive noise, Owner has the right to EVICT Guest and all occupants immediately and charge the guest a minimum service fee of $250.
We have on-site devices for the safety and security of guests and the home. Any attempt to turn off, damage, disrupt or remove these devices will lead to fines and/or eviction without a refund. This home has the following devices:

-Outdoor cameras - does record activity.
If any sign of smoking is discovered inside of the home, Guest authorizes the Owner to charge the guest an additional minimum $500 cleaning fee. If any sign of any non approved pet is discovered, Guest authorizes Owner to charge the guest an additional minimum $500 cleaning fee.
Failure to follow those restrictions will result in immediate vacation of the property, full forfeiture of the remaining rent and damage deposit.
IN RENTING THIS HOUSE YOU AGREE THAT THE HOSTS MAY AT THEIR FULL DISCRETION CHARGE YOU UP TO $2,500 IF THERE IS A FORMAL NON-TRIVIAL ISSUE OR COMPLAINT FROM ANY LOCAL RESIDENT; FROM THE LOCAL POLICE WHICH RELATES TO YOUR STAY, WHETHER THIS ISSUE OR COMPLAINT IS MANAGED BY THE RESPONSIBLE AGENT AT THE TIME OR NOT. YOU AGREE THAT THIS AMOUNT CAN BE AUTOMATICALLY CHARGED TO YOU VIA AIRBNB AND THAT THIS AMOUNT IS DIFFERENT TO AND IN ADDITION TO THE DEPOSIT YOU PAY TO COVER DAMAGES. IF THERE IS A CHARGE YOU AGREE THAT YOU WILL MAKE IMMEDIATE PAYMENT TO THE HOST IF REQUESTED BY THE HOST.
